Capital Raising Remortgages

A common reason to remortgage is to raise some of the capital locked up in the property. You may have any number of reasons for doing this: debt consolidation, home improvements, home extension, school fees, divorce settlement, start a business, wedding, new car, to raise a deposit for a second property etc etc. This is usually a fairly straightforward process as the chances are that the property is worth more than you bought it for (depending how long ago this was) and you are probably on a higher income than you were then so will be able to afford the higher mortgage payments.

However there is a payback. You are borrowing more money on which you will be charged interest. Assuming you are a 'safe risk' most lenders will be quite pleased to lend you this extra money although, at the time of writing the lending criteria is getting far more stringent.

An Independent Financial Advisor will be able to discuss this with you and advise you on the best product for your circumstances. He may suggest products that will alow you, in the future, the flexibilty to either increase your mortgage or even reduce it if you find yourself in a position to do so. Many products have this flexibility, such as offset mortgages which make it easier if your circumstances change. Ultimately your advisor can come up with the best product that will save you most money!
